Bring the water history
List when staining appeared, whether it changes with rainfall or AC use, and which repairs have already been made. A room-by-room timeline helps keep the assessment focused. Photos taken before repainting or opening a wall can be useful context.
Define the investigation
Ask which rooms and assemblies will be checked, what readings will be recorded, and what access is included. Establish whether any opening of finishes requires separate approval. Instrument readings should be interpreted with the material and property conditions in mind.
Leave with an actionable record
Request a written summary distinguishing observed conditions, suspected sources, uninspected areas, and recommended follow-up. If another trade is needed, ask what question the roofer, plumber, or HVAC technician should resolve.
A report should make clear what is known and what is still uncertain. Use it to coordinate source repair with any subsequent cleanup or restoration proposal.
Questions to ask before agreeing to work
- What observations support the proposed source?
- Which areas could not be inspected?
- Will I receive the reading locations and photographs?
- What follow-up would confirm the suspected cause?
A common question
Can an inspection guarantee there is no hidden moisture anywhere?
An assessment has limits determined by access, timing, and the methods used. Ask the inspector to identify those limits and any further investigation they recommend.
