Understand what is being proposed
Encapsulation is a coating proposal, not a description of the whole remediation project. Ask why the provider recommends it for the specific surface and what condition they expect it to address.
Require a preparation plan
Ask what cleaning, drying, surface preparation, and inspection will occur before coating. Request the product name and manufacturer instructions so the proposal can be checked against the intended use.
A quotation should identify the exact areas to be coated, the substrate, preparation steps, and exclusions. Ask how application affects the visibility of the surface during any later review.
Clarify responsibilities after application
Discuss access restrictions, cure requirements, any maintenance obligations, and the actual written warranty terms. Ask who documents the surface condition before the coating is applied.
If coating is offered as the only response to a moisture problem, request a separate explanation of the investigation and source repair. Do not rely on the product label as a substitute for a project scope.
Questions to ask before agreeing to work
- Why is a coating appropriate for this material?
- What preparation and moisture checks are included?
- Will the area be reviewed before it is covered?
- What does the written warranty cover and exclude?
A common question
Is encapsulation the same as removing affected material?
No. They describe different tasks. Ask the contractor to explain which materials remain, which are removed, and the reasoning for each decision.
