Plan around the people who live there
Describe the affected rooms, whether the home is occupied, and what access is available. In a rental or condo, include the manager or association in discussions about shared systems and permission to work.
Connect the rooms to the history
A kitchen cabinet concern, a ceiling stain, and a crawl-space odor may need different assessments. Explain previous leaks, recent renovations, and any cleanup already attempted. Ask whether the inspection includes adjacent spaces relevant to the concern.
Know how the home will be used during work
Request an explanation of work-area boundaries, access routes, daily cleanup, noise, and expected interruptions. Confirm where contents will be placed and who is responsible for moving them.
Before signing, separate the remediation tasks from finish repairs and agree on how changes will be approved. Keep copies of the scope and completion records for future maintenance or sale.
Questions to ask before agreeing to work
- Which rooms will be unavailable during work?
- Who handles contents and temporary protection?
- Are shared walls or systems part of the assessment?
- Who arranges the repair work after cleanup?
A common question
Can a tenant arrange work without the owner?
Clarify authorization with the owner or property manager before invasive inspection or repair. Responsibility depends on the property arrangements and the specific situation.
